Welcome to our website for ‘Hillside Bed & Breakfast’ in Waternish on the Isle of Skye. Let us introduce ourselves – we are Lyn and Mick O’Sullivan and we're from Solihull in the West Midlands. We've been married for 43 years and have three grown-up children, and three grandchildren.

We moved to Skye in 2007, after having previously visited the island once on holiday in 2003 whereupon we immediately fell in love with the landscape, the views and the very friendly welcome that we received. Whilst on holiday we discovered this plot of land for sale.  It had always been a lifetime dream for us to retire to the countryside, and for us, Waternish is an idyllic place to be. We both retired after 30 years in our careers in the West Midlands Fire Service, and as a secretary, and so our adventure began!


Hillside was built by us in 2007/2008 based on a traditional Scottish design. We have tried to make it as environmentally friendly as possible, with geothermal heating via 90m deep boreholes and maximum insulation. We also have our own private water supply via a borehole, the quality of which is frequently tested by the local authority.

Hillside has superb uninterrupted views over Loch Bay and the Outer Hebrides with the added bonus of spectacular sunsets during the summer months. and weather permitting the aurora borealis can been seen on dark nights.

There are two double rooms available, one with a dedicated private bathroom and the other with en-suite. A further room with both a double and single bed can be made available if required.

Drying facilities are available in our utility room.


Unfortunately we are unable to accommodate dogs as we have our own.


A traditional breakfast (menu here) is served in the dining room overlooking the loch.


Internet access is available via Wi-Fi free of charge.


Hillside is a non-smoking establishment.

Room 1 contains a king size bed, a sofa, and a built-in wardrobe, plus tea and coffee facilities. A flat-screen high-definition TV is also available in this room.  This room has superb views out over the Loch to the Outer Hebrides and provides the perfect location to enjoy our world famous sunsets.

Room 2 contains a double bed and a single bed, it also has a built-in wardrobe, and tea and coffee facilities. This room also has sea views.  A Velux window in the ceiling provides a view of the night sky, and a flat-screen TV is also available.

Room 3 contains a king size bed a sofa and a hanging rail is available for clothes, together with a chest of drawers. Tea and coffee facilities are provided as is a flat-screen high-definition TV.  An en-suite bathroom contains a shower cubicle and toilet facilities. Natural light is provided by a Velux window.

Bedrooms are fitted with smoke detectors for the safety of all guests.

Please note that we are very sorry but we are longer  able to accept any single-night bookings.  







Walk the  7km Quiraing loop, along an ancient, still-active (but safe!) landslip that provides stunning views of Skye (we can advise on walks, dependent on ability)

Cultural & Heritage Sites


Visit Dunvegan Castle, ancestral home of the Clan MacLeod, or perhaps the mysterious Faerie Glenn, or even our island museums



Here on Skye we have the world famous Cuillin range, and the Old Man of Storr

If you're done walking, perhaps you might enjoy a boat trip, sea canoeing, or even diving in the bay?

Local Crafts


Nearby (and all over Skye) there are skilled artisans producing a variety of gifts, from jewellery to pottery and from artwork to quality woolskin products
